Candace Davidson-I don’t even know where to begin! I first contacted Candace upon the recommendation of a relative. It had become apparent that my 92-year-old mother was going to have to move to Knoxville to live with me and give up the home in Memphis where she had lived for over 60 years. At the time, I was completely overwhelmed at the prospect of clearing out and selling the property and dreading the physical and emotional challenges that would undoubtedly entail. With our very first conversation, Candace reassured me that this was all “doable,” that she would be on standby to help, to advise, and to get the process underway when we were ready to tackle the chore.
And she did that—and SO MUCH MORE! When I reached out a couple of months later to start the process, she dove in without hesitation. Her experience and expertise—when it came to locating contractors and hiring repair people—were invaluable! She always knew exactly what needed to be done and how to make that happen in the most efficient and economical manner. This job presented Candace with what I’m sure were some unique challenges. But she handled each with integrity and grace. And in the end, she got our property sold, at a higher than expected price, and within two days of listing!!
I am so grateful to Candace for all the extra steps she took on our behalf! And of course, we’re delighted with the outcome of the sale! But the thing I am MOST grateful for is that her efforts contributed immeasurably to the peace of mind that my Mom now has as she “relaxes” in this stage of her life!

I met Candace after calling to see a house she had listed. I’ve bought and sold homes before, so I went without an agent. Her genuine honesty, kindness, knowledge and personality shined thru. I decided to talk with her about a duplex I had been thinking about selling. 30 min later, I met her for coffee with an already completed portfolio and comps for my duplex!!!! I needed it done fast, as smooth as possible and I had no idea about selling a tenant occupied duplex. She guided me thru everything and never made a promise she didn’t keep. Within 24hrs it was listed & advertised everywhere! 6 hrs later, I already had 5 offers and within the next 48hrs, she had sold it with everything I was asking for. This was one of the most stressful times in my life due to personal loss and the stress that naturally comes from selling a home. She kept me together! Behind the scenes she took the reigns and all the stress , without me even knowing. I know people, even myself at times, question using an agent in order to save money or whatever it may be. To begin writing this journey, I want EVERYONE to know that my husband is a huge procrastinator when it comes to settling this type of business! He wants to be out working on the house, cleaning up the yard, making sure houses are going to be dry underneath, and every other form of work you can think of, when it comes to overhauling a house. Forget the legal end of it...
Will, my husband, contacted Candace Davidson, to assist him with the purchase of a home to remodel and possibly flip. I'm sure if Ms Candace had any idea of the trouble my husband was going to be, she would've turned him down!! Candace contacted Will to check in and make sure he had her number for when he was ready to move on this. So, when he finally was ready to sit down and do this, really wasn't..... This situation dragged on and on and on.... and on... I DO NOT know why Candace stayed with us and continued to be attentive, kind and polite. She looked up EVERY number and address possible to make light work for my husband. Candace was EXTREMELY knowledgeable whenever we asked questions, which covered every subject we could come up with about our situation. Even during the January snow and cold, she volunteered to come to where we were to help us navigate this process, that was so foreign. It is a great thing for Will that Candace is the person who was on the other end of the phone number he called. I truly believe if it had been any other real estate person, they would've hung up the phone and never called back. That is how difficult WE were to work with! So, this is a HUGE shout-out to Candace Davidson and a big THANK YOU for walking us from the beginning of this endeavor all of the way to the end. Candace, you made it easy for us! March 2024

Candace is the best realtor with whom I have ever worked. I decided to sell my home in Tennessee when I bought another home out of state. Candace was my third realtor. I was beginning to lose confidence in realtors until I met her. I guess three times is a charm and literally she is a charm! She goes “beyond the call of duty”.
Because I live out of state, I was not able to be there all of the time. Candace took the time to meet with the plumber, the electrician, the carpet installer, Salvation Army etc.. I hired a cleaning crew and Candace was cleaning with the cleaning crew. She took her own money to buy miscellaneous things I needed to sell my home. My shower head was leaking, so she bought a shower head and installed it. Talking about “Jack-of-All-trades!
She is also very pleasant to work with. She is very knowledgeable on real estate laws as well. If I had to rate her, I would give her 100 stars! If you ever need a realtor to buy or sell your home, I strongly encourage you to employ Candace. She is the best!

I had an outstanding experience with Candace! The way she connected with me and the way she took care of me through this whole process really made me feel like family to her. Somehow she even made this process seem really smooth, considering how crazy this housing market is! I also loved her partner, Vanessa Manings.
